12. T h e Woodland Property shall be designated and known as the Robert Allerton Park. 13. If the Woodland Property, the Farm, any portion of either or the trees or improvements thereon a r e damaged or destroyed by fire o r other casualty, the Grantee shall, within a reasonable time thereafter, repair the damage and restore the loss to the extent that it is practicable to do so. 14. W h e n e v e r but only so long as the Grantee is prevented by causes beyond its control, including but not restricted to, acts of God or of the public enemy, fires, floods, epidemics and acts of the government, from performing any of the conditions or covenants hereinabove set forth, the Grantee shall be excused from performance thereof. 15. A t such of t h e times referred to in Paragraph 10 hereof a s t h e Alumni Association of t h e University of Illinois shall not be in existence, the President, or other Chief Executive if there [is] no President, of the association of alumni of the University of Illinois which comprises a larger number of such alumni than any other association of such alumni, shall act in lieu of and shall have the same rights and authority as a r e vested, by said P a r a g r a p h 10, in t h e President of the Alumni Association of the University of Illinois. 16. T h e said ROBERT ALLERTON, Grantor, expressly gives, grants and conveys to the said BOARD OF TRUSTEES OF THE UNIVERSITY OF ILLINOIS, Grantee, the

Main House on the Woodland Property, to have and to hold the same and to maintain, preserve and use said Main House for any purpose for which the Grantee is organized. If the said Main House is destroyed or removed, t h e Grantee may replace it with a new building or buildings and may from time to time replace such new building or buildings with other buildings, provided that the appearance of all buildings constructed on the land underlying said Main House shall be in harmony with t h e forests, buildings and other structures on the Woodland Property. Such new buildings may be used by the Grantee for any purpose for which t h e Grantee is organized, but, except as provided in Paragraph 9 hereof, the expense of constructing, maintaining, preserving and using the Main House and said new buildings shall be borne solely by the Grantee. If for a continuous period of more than five years, t h e land underlying the Alain House shall be vacant, said land shall thereafter be used by the Grantee for the same purposes and in the same manner as the other premises comprising the Woodland Property. 17. T h e Grantee shall have the right to and is hereby authorized to convey and assign the Woodland Property, Main House, and F a r m to the STATE OF ILLINOIS subject to all the terms, conditions and covenants hereinabove set forth, and upon completion of such conveyance and assignment the STATE OF ILLINOIS shall be vested with the right, title and interest herein conveyed to the BOARD OF

TRUSTEES OF THE UNIVERSITY OF ILLINOIS and be subject to and bound by all the

terms, conditions and covenants of this instrument. I n the event of such conveyance and assignment, the term "Grantee", wherever used in this instrument, shall refer to and designate the STATE OF ILLINOIS. ( T h e term " F a r m " whenever used in this P a r a g r a p h 17 and in Paragraphs 8 and 9, includes not only the real estate, buildings, improvements and personal property hereinabove described on Pages S and 6 hereof and referred to as the " F a r m " but also the proceeds of any sale of said F a r m o r of any portion thereof, t h e securities purchased therewith or substituted therefor and all unexpended income t h e r e f r o m ) . T h e Grantee hereby accepts the said property upon the said trust, terms and conditions, all of which the Grantee agrees to keep and perform.
