LEASE O F PROPERTY AT 8 0 7 S O U T H LINCOLN AVENUE, URBANA (34) The Buildings and Grounds Committee of the Board of Trustees recommends that the building at 807 South Lincoln Avenue, Urbana, be leased by the University for use by the Department of Art. This building is now leased by the Jewel Tea Company which plans to vacate it in the near future. The rental is $550 per month and the University would assume the cost of utilities, interior maintenance, janitor service, and any needed alterations for University use. Since the owner requests a five-year lease, the Board of Directors of the Foundation has agreed to enter into such a lease and sublease the property to the University for biennial periods. The Director of the Physical Plant and the Vice-President and Comptroller recommend that the lease and sublease be authorized by the Board of Trustees, and that assignments of funds be made as follows: From the General Reserve, nonrecurring, for remodeling $ 9 500 Addition to the operating budget of the Physical Plant Department for the annual rental ($6,600) and operation and maintenance costs

LEASE OF UNIVERSITY PROPERTY ADJOINING STUDENT SERVICES BUILDING SITE (35) The University's long-range program of land acquisition contemplates purchase of the property at 710 South Sixth Street, Champaign, for future campus expansion. Funds are not currently available so that this purchase will be deferred for a number of years. Mr, Joseph A. Buttitta, owner, had contemplated substantial improvements on his property (a two-story, stone front, and an adjoining one-story, brick front building in which he operates a shoe store and shoe repair shop), but in view of the University's plans to acquire the land he is willing to sell, lease, or enter into an agreement with the University which would enable him to make temporary improvements involving a minor investment with a planned date for University acquisition. The Director of the Physical Plant and the Vice-President and Comptroller recommend authorization of negotiations and the execution of an agreement with the owner which would provide for the following: 1. Mr. Buttitta would retain possession of his present property at least until July, 1964. 2. If he finds an alternate location for his business prior to that date, the University will consider purchase of his property subject to negotiations as to price and availability of funds. (Any investment he makes for property improvements in the interim would probably be liquidated within the period.)
