BOARD OF TRUSTEES

[October 16,

This lease shall be in force from the day of. 1918, for so long a time as the party of the second part shall require the use of said property as barracks, and so long as said property meets the approval of the United States Government for such use. For the duration of such use and occupancy the party of the second part agrees to pay to the party of the first part the sum of $.. per month rent, and the sum o f ? per month for the first year, and the sum of? per month for every year thereafter, to cover excessive wear and tear, payable monthly on or before the 10th of each respective month. It is agreed that the party of the second part may at its expense install additional fixtures and make changes as required by the regulations of the War Department of the United States, including also additional connections to service mains or changes in such connections, and the erection of temporary buildings on the premises, provided that at the expiration of this lease the party of the second part shall, unless otherwise mutually agreed, remove all such fixtures, connections and buildings, and restore the property to its present form. It is further agreed that at the expiration of this lease, the party of the first part shall have the option of purchasing and retaining any fixtures thus installed, or changes made, at a price to be mutually agreed upon. The party of the first part agrees to maintain and keep said property in good and complete repair in every respect, and to pay all taxes, assessments and insurance. The party of the second part agrees to use all diligence in the protection of the property, to give due care to the preservation of the floors, and the woodwork, to protect and keep in good condition the lawns, grounds and shrubbery, and to repair and replace any damage resulting from carelessness or abuse during the period of occupancy by it, but not from wear and tear or depreciation. It is agreed that if the house is vacated during the winter months, the party of the first part will be responsible for draining water pipes, etc., and the party of the second part agrees to notify said party of the first part before vacating. In witness whereof we have hereunto set our hands and seals the day and year above written. Witness By Party of the first part T H E BOARD OF TRUSTEES OF T H E UNIVERSITY OF ILLINOIS Attest By : Comptroller Secretary Party of the second part It is to be noted that this lease shall be in force for so long as the party of the second part shall require the use of said property as barracks, and so long as said property meets the approval of the United States Government for such use; that is, the Trustees may at any time give up these houses when it no longer has any use for them to house the S. A. T. C ; or if the Government objects to using the houses on sanitary or other grounds.

The action of the Comptroller in making these leases was approved.
