LEASE OF Y. M. C. A. BUILDING (24) A letter from the Comptroller concerning the agreement with the Y. M. C. A. for the lease of its building and fixtures for the use of the School of Military Aeronautics. May 31, 1918 President Edmund J. James, University of Illinois

M Y DEAR PRESIDENT J A M E S :

I beg to submit herewith an outline of a proposed agreement with the Y. M. C. A., for the lease of its building and fixtures for the use of the School of Military Aeronautics, for the lease to it of the former President's house on the campus, and for the purchase from it of certain movable equipment. This has been drawn up in line with the action of the Board on February 16, page 646, and has been fully agreed to by the representatives of the Y. M. C. A., and by Dean Kinley, Professor White, and myself for the University. A letter is inclosed from Dean Kinley containing his recommendation and making certain comments regarding the terms. I also inclose a schedule showing the comparison between the proposed agreement as presented to the Board, February 16, page 641, and the present proposed agreement. The present plan carries!; with it a payment of a somewhat larger amount to the Y. M. C. A. than the former but disposes fully of the matter of reconstruction which in the former plan was left for later consideration. In my opinion the interests of both parties are well taken care of in the plan now proposed. I recommend that I be given authority to execute a lease with the Y. M. C. A. on the basis of the inclosed schedule and to purchase fromj the Y. M. C. A. its movable dining room and kitchen equipment for the sum of $5,000. Cordially yours,

P R O P O S E D A G R E E M E N T W I T H T H E Y. M .C. A. FOR BUILDING AND E Q U I P M E N T A. Lease of Building and Fixtures ' 1. T h e Y. M. C. A. will lease to the University of Illinois its entire building and fixtures, except as hereinafter provided, for one year from January 1, 1918, with an option of renewing the lease from year to year. Unless notice to the contrary is given 60 days prior to January 1st each year, it is to be assumed by the Association that the University will exercise its option. On the other hand the University may terminate its lease on June 30th of any year by giving notice to the Association 60 days prior to that date. The University is to operate and maintain the building and fixtures as to use resulting from occupancy, but not as to ordinary wear and tear. Total rental $12,000 per year. 2. T h e University will turn over to the Association for its use the former President's House at a rental of $2,500 per year, heat, light, and water furnishedj and building maintenance.
