released and discharged, the Lessee may, as a matter of right and agreement, request of and the Lessor, upon such request, agrees to make, execute and deliver a good and sufficient deed conveying the demised premises to the Lessee. It is further understood and agreed that the Lessee shall have the right, in order to secure the aforementioned conveyance of the demised premises, to exercise any right of Lessor to prepay and discharge the said indebtedness, and upon such payment and discharge, notwithstanding the provisions of this Section, the Lessee shall be entitled to demand and receive the aforementioned deed of conveyance of the demised premises. SECTION 12. I t is understood that, if the Lessee shall fail to maintain this lease in effect on its present terms as long as any of the Lessor's indebtedness referred to in Section 5 hereof shall be outstanding, the Lessee shall forfeit all right, title and interest in and to the demised premises and shall forfeit all claims for moneys expended in maintenance, improvements, repairs, insurance, and any and all other moneys, of every kind and nature, expended by it in the operation and improvement of the demised premises and all rights to acquire the demised premises as hereinbefore provided. SECTION 13. This lease may be simultaneously executed in any number of counterparts, each of which when so executed and delivered shall be an original, but such counterparts shall together constitute but one and the same instrument.
